What Can You Buy in The Bluffs, Newport Beach Right Now?

From under $1 million to $3.5 million, today’s Bluffs market offers a surprisingly wide range of options.
One of the things I love about The Bluffs in Newport Beach is that it isn't a one-price-point neighborhood. At any given time, the difference between one home and another can be substantial depending on the location within the community, floor plan, condition, views and level of renovation.
Right now, buyers looking in The Bluffs can find everything from a recently sold three-bedroom home for just under $1 million to a completely remodeled, panoramic Back Bay view property offered off-market at $3.5 million.
That makes this an especially interesting time to look at what different price points actually buy you in The Bluffs.

Why the under-$1 million sale matters
The three-bedroom, two-bath home that recently sold for just under $1 million was located in The Plaza, which is important context.
The Plaza is a higher-density section of The Bluffs, and values there tend to be lower than in many of the surrounding Bluffs neighborhoods. It isn't an apples-to-apples comparison with a similarly sized home in another part of the community.
Still, a three-bedroom property in The Bluffs changing hands for under $1 million is noteworthy. For buyers whose priority is getting into the neighborhood rather than securing a particular view or location within it, The Plaza can provide an interesting entry point.
Is There a Good Value in The Bluffs Around $2 Million?
One property currently stands out to me.
There is a three-bedroom, two-bath home offered at approximately $1.85 million that has already had some remodeling completed, including the kitchen, while portions of the upstairs could still be updated over time.
Importantly, this isn't a house that necessarily needs to be remodeled before moving in.
With thoughtful styling and cosmetic improvements, I think a buyer could make the home incredibly charming now and decide later how much additional renovation they want to take on.
The other significant factor is location.
What does “the outer loop” mean in The Bluffs?
If you're unfamiliar with the neighborhood, Vista del Oro acts as one of the primary streets weaving through The Bluffs. When I refer to the “outer loop,” I'm talking about properties situated along the outside of that loop.
The $1.85 million property is on the outer loop and also offers partial Back Bay views, which makes its combination of price, location, view and existing improvements particularly interesting within the current inventory.
What Does the High End of The Bluffs Market Look Like?
At the opposite end of today's range is a completely remodeled home offered at $3.5 million.
The property has spectacular panoramic views of the Back Bay and has been extensively renovated.
There's another important distinction: it isn't currently being marketed on the public MLS.
That means buyers casually searching Zillow, Realtor.com and other consumer-facing real estate sites aren't going to come across it.
It's a great example of why the inventory buyers see online isn't always the entirety of the Newport Beach market—particularly when you're shopping for special properties in highly desirable neighborhoods.
Why Is The Bluffs Such a Desirable Newport Beach Neighborhood?
Price is only part of the story here.
The physical setting of The Bluffs is one of the reasons people continue to seek it out. The community is woven together by greenbelts, mature landscaping and walking paths, giving many homes a sense of openness that can be difficult to find elsewhere in Newport Beach.
Residents are also adjacent to some of the best outdoor amenities in the area. There are multiple access points near the community connecting to the Upper Newport Bay and Back Bay Loop, along with overlooks, benches and places where you can walk, exercise, picnic or simply enjoy the view.
And then there's the convenience.
The Bluffs is close to Fashion Island, Pacific Coast Highway, Balboa Island and the 73, while the neighborhood shopping center puts everyday necessities practically at your doorstep. Groceries, coffee, restaurants, pharmacy, Pilates, urgent care and veterinary services are all nearby.
It's one of those Newport Beach neighborhoods where daily life can feel remarkably easy.
The Bluffs: One Neighborhood, Very Different Opportunities
What I find most interesting about the current market is the sheer range.
Under $1M has recently provided an entry point into the community through The Plaza.
Around $1.65M, buyers can find larger two-bedroom floor plans.
At approximately $1.85M, there's an opportunity for three bedrooms, some existing remodeling, a desirable outer-loop location and partial Back Bay views.
And at $3.5M, buyers can move into the completely remodeled, panoramic-view end of the market.
The right choice isn't simply about finding the lowest price or the most remodeled home. In The Bluffs, location within the community, orientation, views, floor plan and renovation potential can materially change the value proposition from one property to another.
That's where knowing the neighborhood on a very granular level becomes especially useful.
