Remodeled vs. Fixer: Which Is Actually the Better Buy in Orange County?

The answer? It depends.

A fixer can absolutely be the better long-term buy, but not every “fixer” is created equal.

The first thing I look at is: Does this house actually need a full remodel, or does it just need a refresh?

There’s a huge difference.

Sometimes buyers walk into a house and see terrible furniture, weird paint colors, dated light fixtures and clutter, and immediately think, This house needs everything.

But look closer.

Maybe the kitchen has already been updated. Maybe the bathrooms are fine. Maybe the flooring can stay. Suddenly, you're not looking at a $130,000 - $300,000+ remodel. You're looking at a $40,000 refresh.

That middle ground is where I think there can be a ton of opportunity for buyers.

You're buying a house other buyers couldn't see through, but you're also not signing yourself up for a massive renovation.

A true fixer can offer even more equity potential, but you have to consider your appetite for it. Renovating takes time, energy and hundreds of little decisions. And if you're buying with resale in mind, those decisions matter.

Finishes need to work together. The house needs to feel cohesive. I've seen homeowners spend a lot of money renovating only to choose things that actually make the house harder to sell later.

On the other end, a turnkey home is easy. You move in and enjoy it. But you're usually paying a premium because that's what the majority of buyers want.

Personally? I'd buy the fixer all day long, but I'm in the business. I have the vendors, I know the process, and I know how to choose finishes with resale in mind.

For most buyers, though, the sweet spot might actually be the ugly house that doesn't need nearly as much work as everyone thinks it does.
